Maintenance and Facilities Manager

 

POSITION SUMMARY:

The Maintenance and Facilities Manager is accountable for managing the maintenance and facilities functions at Lubrizol’s Bowling Green manufacturing facility. This role reports directly to the Senior Plant Manager. This individual has a strong connection to Operations within the facility and continuously drives improvements throughout the department and facility.

 

KEY ACCOUNTABILITIES:

  • Develop, implement, and maintain a continuously improving holistic maintenance program that optimizes safety performance, asset utilization and health, cost-effectiveness and quality objectives, while meeting or exceeding production and business key results.
  • Develop, evaluate, and implement appropriate predictive and preventive maintenance strategies and techniques for a premier reliability program.

 

DUTIES / RESPONSIBILITIES:

  • Maintain a positive work environment/culture that fosters a commitment to safety excellence, efficiency, effectiveness, and high morale while ensuring that all employees are treated fairly and equitably.
  • Lead the department in routine safety improvement activities, including leading indicator driven safety meetings, housekeeping, PPE compliance and pre-job risk analysis
  • Select, develop, and administer a staff with appropriate training, skills and cultural attitude to maintain all equipment and facilities infrastructure in a safe and efficient working condition.
  • Ensure the long-term reliability, availability, and safety of assets for the Bowling Green facility in support of manufacturing optimization
  • Work closely with reliability and process engineers to develop engineering solutions to maintenance problems, including ways of reducing or eliminating the need for maintenance through equipment replacement or improvement work.
  • Drive and sponsor reliability programs including predictive and preventive maintenance optimization, ensuring availability of spare parts, tools, and equipment. Drive effective utilization of resources by pushing the existing time-based PMs toward condition-based maintenance. Justify the utilization of remote monitoring of equipment as appropriate.
  • Develop, oversee, and maintain the asset management system. This system shall be aligned with the corporate asset management standard.
  • Collaborate with process and project engineering. Participate in scoping, design, and installation oversight as necessary. Oversee and work with the Reliability Engineer for the start-up and acceptance of new and re-purposed assets, to ensure reliability and maintainability. This includes final check out, factory and site acceptance testing, assuring adherence to functional specifications and maintenance requirements. 
  • Administer corporate policies in a fair and equitable manner while representing the interests of the department’s personnel. Provide proper guidance, direction, and tools for employees to successfully accomplish objectives.
  • Conduct end of year reviews of department employees.
  • Oversee the Mechanical Integrity program: Inspection records, procedures, and training; interpretation of results and mitigation of problems identified; continued compliance with OSHA PSM requirements.
  • Assist with development of definitions & tracking of Key Performance Indicators for site equipment, provide reports to support equipment performance analyses.  
  • Assist operations with efforts towards autonomous maintenance. Work with training department to set up, train and initiate routine equipment checks (monitor oil levels, seal levels, etc.)
  • Work closely with procurement to manage external contract services for various preventative maintenance programs within the facility.
  • Manage external contract services both nested and on a single call-in basis.
  • Limited travel for training/meetings and equipment supplier visits may be required.
  • Ensure reliable and efficient delivery of utilities: Compressed Air, Steam, Nitrogen, Cooling Water, etc..
  • Manage all Facility contracted services
  • Monitor and keep in good working order above ground facility items (roadways, parking lots, sidewalks) and underground infrastructure.

 

Skills, Qualifications, Experience, Special Requirements:

  • Bachelor’s degree in engineering (Chemical, Mechanical or Electrical) or commensurately extensive experience in the maintenance field
  • Prior supervisory or managerial experience.
  • Strong safety orientation and sound safety judgement
  • Minimum 10 years of experience working in a chemical plant environment
  • Demonstrated results improving efficiency using TPM, Six Sigma, 5S, Lean, OEE or other CI techniques.
  • Excellent communication skills, both written and verbal.
  • Proven ability to drive organizational change.
  • High energy, "shop floor" personality that promotes mutual respect with all stakeholders.

 

Considered a Plus:

  • SAP Super User.
  • An advanced degree or MBA.
  • GMP experience.
  • Black Belt or Lean Manufacturing certification

Bowling Green is in the heart of culturally rich Northwest Ohio. The Bowling Green community has a small town feel with big city amenities. There are countless local restaurants and eateries to choose from and a vivacious nightlife with different scenes to fit practically anyone. The city is home to Bowling Green State University where one can not only get a top-notch education, but also attend diverse sporting and entertainment events.  Several Northwestern Ohio Universities have competitive athletic teams that make it a great area for sports fanatics to live in. Our facility is in the perfect location for taking a day trip or short weekend trips.  To our north is Toledo, home to the Mud Hens baseball team, the Walleye hockey team, and the Huntington Center, a facility known for housing concerts, sporting events, and different event expos or visit the Toledo Zoo or Toledo Museum of Art. To our east is the Sandusky area featuring Cedar Point and Put-In-Bay.  Just south of Bowling Green is Findlay, Ohio where one can visit an annual Hot Air Balloon festival and is home to University of Findlay.  Interspersed between these areas are many annual festivals, Metro Parks, bike trails and of course the Maumee River and Lake Erie to enjoy. There are attractions in and around Bowling Green to fit everyone’s liking!
